In an unexpected move, the Reserve Bank of Australia (RBA) has decided to maintain the cash rate at 3.85%, surprising many market participants who were expecting a rate reduction. Despite the easing of inflation in May, the decision has left mortgage holders and prospective buyers with uncertainty as they enter the winter season.

Financial markets had forecasted a 97% probability for a rate cut this year, but the RBA's surprise stance left many in the financial world questioning their expectations. As of May, the annual trimmed mean inflation, the RBA's preferred gauge, rose by 2.4%, marking a slight decrease from April’s 2.8%.
Many borrowers and prospective homebuyers may feel let down by the central bank’s decision to keep interest rates unchanged. However, the possibility of future rate cuts remains on the table. If inflation stays within the target range of 2–3% during the June quarter, a rate reduction could be considered after the upcoming monetary policy meeting. Experts also note that holding the rate steady may contribute to a slowdown in the pace of property price growth in the coming months.
Experts still predict further rate cuts later in the year. While this month’s decision could reduce the pace of price growth seen in recent months, the RBA is expected to reassess its strategy after the quarterly Consumer Price Index (CPI) data is released at the end of July. With several monetary policy meetings remaining this year, it’s possible that the RBA will adjust rates based on the evolving inflation data.
Alongside domestic inflation concerns, global economic uncertainty is also likely a contributing factor in the RBA’s decision to hold rates steady. With looming international trade tariffs set to take effect in August, the Reserve Bank is cautious about how external factors could affect inflation and economic growth.
Despite a 3.2% increase in property prices since the start of the year, which has added around $26,000 to the median home price, the RBA’s focus remains firmly on long-term inflation control.
As affordability concerns continue to weigh on many households, financial advisors suggest that borrowers and buyers take proactive steps to prepare for potential rate cuts. Anthony Waldron emphasised the importance of consulting with mortgage brokers to understand how changes in the cash rate may impact borrowing power.
