In Daylesford, Victoria, a pioneering townhouse development is setting new standards for sustainable housing. The Village, a 31-home project led by Hygge Property, is located in the Middleton Field neighborhood of Daylesford, where construction is now underway, marking the beginning of a new era in eco-conscious living.
The Village project has received widespread recognition for its dedication to carbon-neutral living, and its outstanding sustainability features played a key role in its win for the Excellence in Sustainability at the 2024 REA Excellence Awards. This accolade reflects years of meticulous planning, innovative design, and a community-centered approach to development.

The Village is a key element of Hygge Property’s Middleton Field precinct, designed with sustainability as the primary goal. The project showcases how sustainable housing can thrive even in regional areas and demonstrates that sustainable developments can rival urban counterparts in both innovation and impact.
Hygge Property’s director, Adam Davidson, explains that the Village was conceived as a model to prove that sustainable, design-forward projects can be delivered in regional Victoria. "We wanted this to be a project that could stand up to, and even surpass, what is being done in larger cities regarding sustainability,” said Davidson.
The Village isn’t just another suburban development; it’s a commitment to sustainable living, woven into every aspect of its design. The development features modern townhouses integrated seamlessly into the native environment with minimal fencing, fostering community and connection. With double-glazed windows, polished concrete floors, and recycled materials like Unipod concrete slabs, the homes are designed to be as eco-friendly as they are stylish.
The homes in the Village are fully electric, eliminating reliance on gas and reducing the environmental footprint of each resident. In partnership with Hepburn Energy and other certified Green Power suppliers, the Village ensures that all energy is 100% renewable. Additionally, each home comes equipped with its solar power system, and the design allows for future battery upgrades, ensuring that residents can live comfortably while maintaining a minimal environmental impact.

The energy efficiency of the Village sets a high bar for sustainable homes. With an impressive 8.4-star Anther's energy rating, the homes far exceed the minimum sustainability benchmarks. The lowest-rated home in the Village still achieves a solid 8-star rating, underscoring the consistent quality across all units. This rating is achieved through high-efficiency insulation, double glazing, and fly ash in concrete floors, reducing the project’s carbon footprint.

Davidson proudly states, "It’s not just a few standout homes that achieve high energy ratings. The standard is consistent across the entire development, which we’re incredibly proud of.”
While sustainability is at the core of the Village, the project also makes a significant social impact. Four homes will be allocated to women’s property initiatives, providing secure housing for needy women. The development is designed to meet the needs of a broad demographic, including downsizers, families, and singles, fostering a sense of inclusivity within the community.
"We wanted to create a place that wasn’t just another standard greenfield development,” said Davidson. "Daylesford has a distinct character, and we wanted to preserve that. By retaining nearly 90% of the existing trees and incorporating walking trails that connect the whole precinct, we ensured that the development harmonizes with the natural landscape.”

The Village has garnered a warm reception from the Daylesford community, which was initially cautious about the new development. Residents have been pleasantly surprised by how the project blends with the town’s character and enhances the surrounding environment. "People were genuinely surprised,” Davidson shared. "They expected something generic, but what they saw instead was a project that elevates the character of Daylesford.”
With the construction of the first 12 homes already underway and the whole 31-townhouse community soon to be completed, the Village is on its way to becoming a thriving, sustainable community.
For Davidson and the Hygge Property team, winning the REA Excellence Award was a moment of validation, but it’s far from the end goal. "This is just the beginning,” Davidson emphasized. "Our mission is to change how people think about regional housing. Sustainability is not about one major feature; it’s about making countless small decisions that, when combined, create something better.”
